SUBMIT APPLICATIONS - Go to our ZPG Website / find-a-home - Click on 'APPLY NOW' to send us your APPLICATION ($50 per applicant - applicants over 18 and co-signers must submit application). Multiple applicants, must submit applications in same time frame, so we can process together. Complete entire application. Missing info will delay the process. Must attach Proof of Income and a valid photo ID to application. Renters Insurance is mandatory, proof required prior to move in.
QUALIFIERS: Applicants are processed individually on 4 qualifiers – per rental criteria qualifications: Credit History Check, Acceptable Employment and Proof of Income of at least 2.5 times rent; Background Check; Rental History Check. Security Deposit $600 (on approved credit; pending application decision). Additional Deposit of up to 1 months’ rent if Co-signer needed… Having NO Credit, will not qualify, so plan ahead if need a Co-Signer. If a Co-Signer needed, they will submit an application within 24 hours of decision and are processed the same. Complete entire application, as missing info will delay the process.
RENT PAYMENTS: Residents must pay rent through your resident online portal (set up after application is approved - link sent for deposit). Automatic checking ACH (free) or Credit Card (incurs fee).
TERMS/NOTICE: No Winter Lease End Dates – no leases end September through February. No month-to-month leases. Require a 2 full months’ notice to renew/vacate, due at least 2 full months prior to current lease end date. Apartment Transfers & Roommate Changes require prior Management Approval and incur Fees. We do not allow subletting.
Utilities - Residents pay 100% of the XCEL – metered per apartment. Residents pay 90% of the RealPage (RP) bill - Water, Trash and Gas (heat). RealPage is calculated on actual bills, in arrears. Gas & Water peak & valley. (Gas & Water calculated by # of days/month, # of occupants and apartment size). Average monthly RP bill ranges $45-$125/month per apt; depending on usage. Energy reports - contact energy companies directly. Electricity is Xcel. Natural Gas is Center Point.
Parking - Assigned Parking ONLY - depending on availability - for an additional monthly fee.
