Students typically divide the rent unevenly since the room sizes are different: 200 sqft of the largest bedroom w/private bath downstairs, 145 sqft of the medium bedroom upstairs, and 180 sqft of the larger bedroom upstairs; both share a bath. Bathrooms are full (tub/shower) with glass enclosures. Free high-speed (300 mbps) Wi-Fi access. The one year lease expires at the end of June. Located between Ocean and Electric Ave, it's a block to the sand in Seal Beach, and a short distance to the pier and colorful Main street with many shops and restaurants. The unit has many windows, especially on the ocean side. It sits quietly behind the front historic (1920 vintage) house containing two one-bedroom units. The kitchen opens to the family/dining room. Cabinets surround the kitchen offering ample storage space. Appliances: gas stove, refrigerator, and garbage disposal. Sorry, no dishwasher. The downstairs bedroom can be entered via the main entry way or through a sliding glass door. Gas wall furnace upstairs and electric heat pump downstairs keep the inside cozy in the winter. Living Room floors are Engineered Wood not Vinyl and bedroom floors are covered by home-quality carpeting, the kitchen, entry way and bathrooms are covered by porcelain tile flooring. Household items can be stored in the large hallway linen/broom closet; surfboards, coolers, bikes can be stored in the garage. Your new home will be spotlessly clean when you move in. Outside you will find the plants and flower gardens well landscaped and maintained. A laundry room with a coin-operated washer and dryer is conveniently located just steps from your front door. Security lights shine from dusk to dawn. A propane gas barbeque makes cooking on the patio convenient and fun. A parking sticker ($20/year) and guest passes ($30/year each) purchased from the City allows residents and their guests to park beyond the one-hour posted limit on the opposite side of the street. Our side of the street offers unlimited parking for residents and guests. A garage parking space is available to rent. Hopefully the above description and a drive around the area will enable you to decide this is where you would like to live. An appointment can be made for you to see the unit with 24 hours notice to the present occupants (the same courtesy you would expect). Once you decide to make this your new home, you will be asked to complete an application (one for each student) and a reservation deposit will be collected for the first full month's rent. Prior to move-in, you will be asked to inspect the unit, sign the rental agreement, and provide a check for half of the security deposit. The balance will be collected over the next couple of months. The security deposit will be held in an interest bearing savings account.
